A landmark on Cobbold Road above the seafront, this Grade II listed building was constructed in 1903 as the Felix Hotel and designed as a pastiche of Holland House and Hatfield House. It later served as headquarters for Fisons before being divided into retirement apartments, though its ballroom and period architectural features survive. The building is wheelchair-accessible and sits within easy reach of Felixstowe's promenade and cliff gardens.

Felixstowe Book Festival 2026
Now in its 14th year, the Felixstowe Book Festival returns to the iconic Edwardian clifftop rooms of Harvest House for a weekend of talks, panels, workshops, and signings with authors, journalists, and broadcasters. The festival opens on Friday 26 June with an evening event at the Two Sisters Arts Centre featuring poet and author Blake Morrison. Tickets are available via the festival website and in person at Felixstowe Library on Thursday mornings.
